Property Management Services

Property management takes ability, training, experience and hard work to handle a wide variety of residents, properties and situations. At On-Line Real Estate we have well over thirty years of property management experience and a high degree of conscientiousness and dependability. We offer the most reasonable in the Bryan/College Station area. And our senior staff members are licensed real estate agents and we are members of the Texas Apartment Association and the Texas Board of Realtors.

As a property management company our purpose is to obtain optimal results for investment properties. We will work to maintain properties in the best possible condition, with the highest possible occupancy and the most desirable residents, while never losing sight of the owner’s personal investment objectives.

Our services include:

	Authorization of minor exterior repairs, cleaning and yard work to bring the property to prime condition.
	Handling requests for maintenance and repairs while spot checking the quality and adequacy of the work executed.
	Obtaining residents through advertisement, referrals, signage, internet sites, social media and a host of other sources. Leasing fees paid to licensed agents/companies will apply after the first full month’s rent has been paid.
	Showing available property and providing prospects with information about schools, utilities, shopping, etc.
	Screening prospective residents through credit and criminal background checks. Additionally, employment and wage verifications are researched and past rental history is verified.
	Completion of all TAA rental agreements and other related leasing paperwork.
	Handling all notices, questions/concerns, complaints and any other necessary correspondence with the residents.
	Re-evaluation of the rent rates at the end of each resident’s lease period by analysis of comparable units. Negotiating renewal lease terms and securing renewal leases. A small renewal fee will apply once the renewal lease is secured.
	Supervising enforcement of all rental contract provisions.
	Suggesting ways to upgrade the property to obtain higher rents and improved occupancy rates, or to prepare the property for sale.
	Receiving, depositing and reporting all property income.
	Providing owners detailed monthly reports including an operating statement, expense details, and rent roll. Monthly reports are sent promptly at the end of each month. Year end totals are provided for easy tax preparation.
	Leasing services are available through our locator service, even if management services are not required. We currently have full and part-time commission only licensed real estate agents whose function is to lease available property.
	Our availability list is updated weekly through the MLS service, giving your property great exposure to other licensed real estate agents, in addition to our “in house” agents. We still handle all paperwork necessary to secure a lease, while co-brokering with agents from other companies.
