Property management takes ability, training, experience and hard work to handle all types of residents, properties and situations. Our qualifications include over thirty years of property management experience, a high degree of conscientiousness and dependability. Our services are the most reasonable in the Bryan/College Station area. Our senior staff members are licensed real estate agents and we are members of the Texas Apartment Association and the Texas Board of Realtors.

Our purpose is to obtain optimal results for our clients. We maintain properties in the best possible condition, with the highest possible occupancy and the most desirable residents, while never losing sight of the owner’s personal investment objectives.

Our services include:

  Authorization of repairs, cleaning and yard work performed to bring the property into top condition, handling
requests for maintenance and repairs, and spot checking quality and adequacy of work.
  Checking accuracy of all invoices and prompt payment of amounts due.
  Re-evaluation of the rent level at the end of each resident’s lease period by analysis of comparable units.
  Obtaining residents through advertisement, referrals, signage, internet sites, and a host of other sources. Leasing
fees are paid to licensed agents and companies and charged to specific properties at a cost of one half of one
full month’s rent for new leases and $35.00 for renewal leases.
  Showing available property and providing prospects with information about schools, utilities, shopping, etc.
  Screening prospective residents through credit checks and criminal background histories. Additionally,
employment and wage verifications are researched, and past rental history is verified.
  Completion of all rental agreements and other related leasing paperwork
  Negotiating renewal leases, and handling all notices and correspondence with the residents.
  Supervising enforcement of all rental contract provisions.
  Suggesting ways to upgrade the property to obtain higher rents and improved occupancy rates, or to
prepare it for sale.
  Receiving and depositing property income
  Providing owners detailed monthly-computerized reports including an operating statement, general ledger, and
rent roll. Monthly reports go in the mail promptly during the first week of each month following the month of
activity. Year to date totals are provided for each computer category.
  Leasing services are available through our locator service, even if management services are not required. We
currently have full and part time commission only licensed real estate agents whose function is to lease available
property. We specialize in management, leasing and the sale of all types of property.
  Our availability list is updated weekly through the “MRL” (multiple rental listing) service, which is similar to
the MLS service for sales, giving your property great exposure to other licensed real estate agents, in
addition to our “in house” agents. We still handle all paperwork necessary to secure a lease, while
co-brokering with the other agents.
